Engineering a 775-acre medical research and innovation campus in Florida

Ardurra has served as Engineer of Record and prime consultant for H. Lee Moffitt Cancer Center’s SPEROS campus since 2017, leading the development of the 775-acre medical research and innovation campus in Pasco County, Florida. Our role spans site evaluation and due diligence, master planning, civil and utility infrastructure design, transportation engineering, permitting, ecological services, surveying, and landscape architecture, from initial land acquisition through active phased construction.

As part of this work, Ardurra provided civil/site engineering, ecological, surveying, and landscape architecture services for the Moffitt Speros Outpatient Center and Richard M. Schulze Family Foundation Proton Center—an anchor facility within the campus. The project presented unique challenges, including coordinating site development for a 120,000-square-foot state-of-the-art outpatient center alongside the Tampa Bay region’s first proton therapy facility on a complex, environmentally sensitive site with preserved wetlands. Our civil team managed grading, drainage, utilities infrastructure, and roadway connections to the newly constructed Speros Parkway.

As landscape architect, Ardurra’s design philosophy throughout the campus has centered on connecting development with nature. Project sites are selected based on extensive environmental studies to preserve natural habitats to the greatest extent possible. Trails, overlooks, and outdoor spaces allow guests to interact with the environment and experience the healing power that nature provides—reflecting Moffitt and SPEROS’ shared commitment to health both inside and outside the buildings.

Key Highlights

  • Designed over two miles of four-lane divided collector roadways with integrated potable water, sanitary sewer, reclaimed water, and master stormwater systems

  • Established infrastructure for two anchor facilities: a five-story, 233,000-square-foot Research Tower and a three-story, 106,000-square-foot Ambulatory Care and Proton Therapy facility

  • Coordinated site development for the Tampa Bay region’s first proton therapy facility on an environmentally sensitive site with preserved wetlands

  • Managed phased development of a ±100-acre commercial tract supporting near-term construction and long-term campus buildout

  • Designed over 2 miles of collector road, a 7-acre ambulatory care facility site, a 16.5-acre research tower site, and a 32-acre visioning neighborhood commercial subdivision

  • The opening of the Moffitt Speros Outpatient Center in January 2026 was a major milestone in Florida’s $1.1 billion biotech campus development

  • Ardurra is continuing to provide coordinated design, permitting, and construction support to advance future campus phases

Ardurra’s long-term partnership with Moffitt has advanced a complex, multi-phase campus from concept to operating reality. Serving as both Engineer of Record and Landscape Architect, Ardurra has shaped the built and natural environments of SPEROS from the ground up. The campus is on track to become a premier destination for medical research, innovation, and patient care in the Southeast.
