MEP Engineering for a Riverside Hospitality and Residential Destination

Ardurra provided mechanical, electrical, plumbing, and fire protection (MEP/FP) design services for The Artful Way, a 63,000 SF mixed-use development completed in 2024 in Asheville's River Arts District. The project redeveloped an underutilized sloping site into a high-density destination featuring 27 boutique hotel rooms with kitchens, 34 studio apartments, ground-floor retail, and a shared lounge, with structured parking at the lower level maximizing density within zoning height limits.

Key Highlights:

  • Site elevation unlocks views of the French Broad River, enhancing market appeal for both the residential and hospitality components

  • High-efficiency heat pump HVAC systems and exhaust solutions support both residential units and common areas

  • Domestic water distribution, pressure regulation, green roof irrigation, and dedicated elevator pit drainage provide reliable plumbing infrastructure across all uses

  • Energy-efficient lighting with dimming controls and multi-level electrical distribution optimize operational performance

  • Integrated fire alarm system and combined wet and dry pipe sprinkler systems with stairwell standpipes meet all life safety requirements across building uses

The Artful Way contributes to the continued revitalization of the River Arts District by activating an underused site with dense, mixed-use programming supported by efficiently coordinated MEP/FP systems.
