Ardurra served as prime engineer for South Carolina Gateway Logistics Park, a 1,100-acre rail-connected industrial development at the intersection of Highway 301 and I-95, positioned between Charleston and Columbia. The site offers direct CSX rail access across two tracts. Services included project management, civil engineering, geotechnical evaluations, base mapping, FEMA flood studies, a stormwater master plan, and public sewer extensions.

Key Highlights:

  • Designed turnkey pad-ready sites on two tracts totaling 50 acres, including entrance improvements, grading, permitting, and balanced earthwork from regional detention basins

  • Completed a southern tract floodplain evaluation that unlocked 3 million square feet of additional leasable space, a 150% increase over the initial development plan

  • Developed a stormwater master plan, optimizing site layouts and regional detention strategies for long-term industrial growth

  • Served as site civil engineer for Premium Peanut's processing facility, leveraging on-site rail connectivity to support national and international distribution
